Town of Buxton Planning Board
Minutes
Tuesday, May 26, 2015 at 7 p.m.

Members in attendance: Keith Emery, Christopher Carroll, Jeremiah Ross, III, Chris Baldinelli, and Larry Curtis.

Members not in attendance:  Chad Poitras and Mark Blier

Others in attendance:  Henry Huntley, Jerome and Anne Williams.

Keith called the meeting to order at 7 p.m. by commencing with the pledge of allegiance.

Public Hearing Continued for Geoffrey Trott of EOS Design, LLC is requesting a Conditional Use permit for a Light Manufacturing Research Facility (for composting toilets for boats) to be located at 306 Simpson Road.  Tax Map 11, Lot 31-1.  
Jere read the letter from Geoffrey Trott announcing his withdrawal of his application dated May 21, 2015.
  • Jere motioned to close the public hearing, seconded by Larry Motion to close the 5 – 0.
Jere announced to the public, if anyone has property or buildings that might be advantageous to Mr. Trott, please contact the Code Enforcement Office.

Approval of Minutes:
May 11, 2015
  • Motioned by Chris C. to approve the minutes as amended, seconded by Chris B. The motion passed with a 5 – 0 vote.
Approval of Bills:  
Maine Today Media, Inc. in the amount of $39.26 for the EOS Designs, LLC legal ad.
  • Larry Motioned to pay two bills to Maine Today Media, Inc. in the amounts of $35.64 and $39.26 for a combined total of $74.09.  Seconded by Jere, the motion passed with a 5 – 0 vote.
Communications:  
        Maine Townsman – May edition. Available in Code Office
        Withdraw letter from Geoff Trott.

Other Business:  
Keith spoke with David Kallin the Town’s Attorney, he said if there is a property where the building is not in compliance, the Board should not approve until the building setback is met or until they get a variance from the Board of Appeals.  His suggestion is to table the application until they get a variance through Board of Appeals and then come back.  The setback issue was not discovered until the site walk.  Town council will guide us on how to proceed.  

Next meeting:
Flanagan’s Farm will be at the June 8th, meeting
Subdivision amendment also.

Discussion whether to meet in July?  There is currently nothing on the agenda, if an application comes in the Board could meet if needed.
